Anthems and Protests ---
While we certainly understand the frustration by fans on all sides of the discussion, we have decided to keep the Broncos Country message boards separate from politics. Recent events have brought the NFL to the forefront of political debates, but due to the highly emotional and passionate discussion it tends to involve, we think it’s best to continue to keep politics and this forum separate. Yes, the forum is meant for discussion, but we’d like to keep that discussion to football as much as possible.
With everything going on in our country, it would be nice to keep our complaints and cheers purely related to football here. If you feel passionately, there are plenty of other outlets available to you to express your opinions. We know this isn’t the most popular decision, but we ask that you respect it.
Thank you for understanding.

Don't be afraid to buy a forclosed property. There are great deals right now, and sometimes people will stay away from certain houses because they don't like the carpet, or the paint, or maybe the counter tops. Remember though, those items can all be replaced or changed for a few thousand dollars, which is well worth it when you are saving 40 or 50k off of a sale price.
Basically, don't rush, which is easy to do when you're dealing with the excitement of it all. I would encourage you to take several months to find the right deal if you need to.

Thank you to my grandfather jetrazor for being a veteran of the armed forces!

Well, where I live the home market is quite small. And quite honestly, we found a place we fell in love with pretty quickly. Bottom of this message will be a link to the home we're looking at. Not too many foreclosures around here to look at.

Congrats man. Buying a house, especially if it's your first, is one of those monumental moments in your life.
One question though: Does this house you're buying have a lot of good shadowy spots for you to lurk in?
It's got a whole basement to lurk in! MUAHAHAHAHAHA!!

... a thirty year fixed-rate mortgage.
My daughter was pestered for a couple of years by banks offering subprime loans.
Recently she bought a house with a thirty year fixed. WHEW!
Congratulations and good luck, Bro!:salute!:
There's NO way in hell I'd accept an ARM loan. One of my best friends is dealing with that garbage right now, and I don't envy her. We are actually taking advantage of the USDA Guaranteed Rural Home Loan program. The USDA backs the loan, so there is no need for a down payment and there's no need for private mortgage insurance. The rate is a little bit higher (5.25% as of last Tues when we did our preapproval), but it's still not bad.

Listen to this man! Do not, I repeat, DO NOT get into an adjustable rate morgtage. Fixed rate is the only way to go.
See above! I do appreciate all of the advice though guys. It's a strange, and wonderful time in my life and my family's lives but we're definitely looking forward to it. Here is a link to the virtual tour of the house we're looking at:

Well, we went and looked at three more homes this evening. All were very nice, but simply didn't stack up to the one we fell in love with. Therefore, we will be making an offer for our dream home on Monday! Cross your fingers for us!
